As someone who bought an older home in a rural are $As someone who bought an older home in a rural area of Japan and is often discovering hidden costs, I really wanted to talk about this! 🏡🇯🇵 Thinking about buying one of those cheap houses in JP 🇯🇵? All the posts and pages are enticing 👀, but as you can guess, there’s a reason why they are so affordable. 1. Aging and Depopulation 👴: Many cheap homes are in rural areas where younger generations have left. Expect limited infrastructure—think fewer schools, shops, airports, and hospitals; and further away. 2. 💴 High Maintenance Costs: Older homes = expensive repairs. Japan’s humid climate can cause mold, termites, and structural damage. Sometimes the electrical system is outdated and can’t produce enough energy for AC/Heating and needs to be completely changed! 🥵 The insulation is usually not the best and they may not meet the government’s energetic requirements which makes them even harder to sell (the latest one was in 2023 I believe!). 3. Earthquake Safety 👷: Many old houses don’t meet modern earthquake standards. Retrofitting can be expensive! 4. Property Taxes: Even if the house is cheap, property taxes can be high, especially if the land is large. Newer homes benefit from various incentives and deductions, which older homes typically do not.🥲 5. Insurance 🔨: can be more expensive due to higher risks of structural issues, increased earthquake damage, and poor maintenance. 6. Resale Value 🏡 : In Japan, older homes often get torn down rather than resold, meaning low resale value if you ever want to sell. If you plan to rent it, make sure there’s a demand for your property. ⭐️That said, buying one of the cheap houses can still be a good opportunity! You could renovate and create your dream home and live in Japan all while owning a home for a fraction of the usual cost. ⭐️Did you know that you can reserve your Totoro Cream Puffs? They usually sell out in the morning BUT they take reservations on the phone for both locations. 😊 I called at 11am when they open and reserved both my Totoro and the Nekobus cookie to pick up at 5pm - other than the reserved cream puffs they were all sold out by then. 📱Japanese only (as far as 1 know).
